Regeneration Paths based on Endogenous Development for Old
Residential Neighborhood Adjacent to Urban Shopping District:
A Design Proposal in Xinjiekou, Nanjing

Abstract:As China’s urban development enters the stage of inventory planning, urban renewal with the goal of adjusting the
internal function structure and revitalizing the stock space of the city has become the new normal in urban development
area. The bottom-up exogenous expansion and the blind development of commercial have brought problems to urban
development and management, such as extensive and inefficient. In this regard, this paper takes the old residential
neighborhood around Xinjiekou, Nanjing business district as the research object and proposes an endogenous
development model based on the coordination of property rights, land use, population and other factors. This renewal
path of the old residential neighborhood can stimulate the internal vitality of the community through flexible division of
property rights, coordination of interest distribution, exploration of internal resources, revitalization of stock space, and
participation of multiple subjects.
